Well, is it a little presumptuous to consider our team the best buyers agents in Franklin? I suppose it’s all relative. But the real point of this post is to tell you that there is a difference between a buyers agent and the listing agent. Most first-time homebuyers and even those that have purchased before don’t realize there are usually two real estate agents involved in a transaction. I can’t tell you how many people I’ve spoken to that have no idea they need to have their own representation when purchasing a property. They simply call up the agent that lists the home and buy the property directly from that agent. Now, while that may not seem like a problem, the truth of the matter is, you are not being represented, the seller is.

Think of it this way, when a homeowner wants to sell their property they enlist the help of a real estate agent that’s licensed in their area. That agent draws up the contract for the homeowner and agrees to sell the property. They also agree to market, advertise, and list the property on the local MLS. They agree on a percentage of commission on the sale price of the property. Now, if that same agent also brings the buyer, that agent receives the full commission. If another agent brings the buyer, it doesn’t mean that the listing agent hasn’t done their job, it just means that they represent the seller whereas a buyers agent represents only the buyer. In this case, the commission gets split between the listing agent and the selling agent.

Many homeowners think that their listing agent has to be the one that brings the buyer otherwise the listing agent isn’t doing their job, but that’s not the case. The listing agent’s job is to offer advice to the seller on preparation of the home, market in the local MLS (something that the typical homeowner cannot do themselves), and advertise to buyers agents, buyers, and keep the home show ready such as having flyers available and staying on top of communication with other agents and buyers. If the listing agent also finds the buyer, that’s great news for the seller, but the buyer is really not represented as fairly as they should be.

I’ve had buyers ask me, well, then because you are getting the commission from the seller, would you still be working for the seller? And that’s a great question, but, regardless of what home our buyers choose, we will get paid as written up in the listing contract. It doesn’t matter to us what home you buy as long as it’s the home you want. The point is, we don’t want you concerned about our commission; we want to make sure that you find the home of your dreams and are satisfied long after the closing date.
